This residence featured long spans, shallow framing depths, and elaborate glazing requiring creative steel framing solutions. A Cabana was also built on site, along with remodeled/restored Guest House, existing residence/cottage, and extensive site walls on caisson and grade beam footings. The Schwartz property is an expansive space just next to the ocean along a quiet street in Montecito. The original home located on the property was deemed of significant historic value and hence the first stage of the project involved building a new foundation for the current house, and then relocating said house on top of this new caisson and grade beam footing system. In place of the original structure was built an extravagant new home utilizing wood shear walls, steel moment frames, and an immense amount of mahogany siding.
